Rent Isn't the Whole Bill: The Real Upfront Cash to Move Into a Phuket Rental

Almost nobody budgets for a Phuket rental badly on purpose — they budget for the rent, and then get surprised in the last 48 hours before move-in. This worked guide from Phuket Rentals lays out the full move-in stack, with real totals, so the surprise never happens to you.

Rent is only the first of four things you pay before the keys change hands. There is the first month's rent, paid in advance. There is the security deposit — commonly one month's rent on a condo, often two months on a house or villa. There is a smaller utility bond, held against electricity and water that are metered and billed after you use them. And there are the one-off cleaning and key or access-card charges, which should be small, fixed and written into the contract.

The worked examples make it concrete. On a 20,000-baht-a-month condo with a one-month deposit, the real move-in total is about 47,000 baht. At 35,000 baht a month it is roughly 80,000, and at 50,000 it is about 113,000. Switch to a two-month deposit and those same homes jump to roughly 67,000, 115,000 and 163,000 baht. The guide's rule of thumb: budget about 2.3 times the monthly rent to move in on a one-month deposit, and about 3.3 times on a two-month deposit.

Just as useful is how it sorts what comes back. Rent and an agreed cleaning fee are gone for good. The utility bond comes back against your final meter readings — photograph both meters on move-in day and move-out day and most arguments never start. The security deposit comes back minus documented damage, which is why a dated photo set or signed inventory at move-in matters so much. Add the red flags — a tenant-paid agent fee, a big "contract fee", a utility bond far above any plausible month's use, cleaning charged twice, or any fee that appears for the first time in the final message — and you have a checklist worth saving before any transfer leaves your account.
